How do Airbnb length-of-stay discounts work?

A weekly discount applies automatically to stays of seven nights or more, and a monthly discount applies to stays of twenty-eight nights or more. On a stay that qualifies for both, the monthly discount takes precedence and replaces the weekly one, so a guest never gets both at once.

What is the effective nightly rate?

It is the average nightly price the guest actually pays once every discount has been applied, the total payout divided by the number of nights. It is the honest figure to compare against your base rate, because it folds the weekly or monthly discount and any promotion into a single number.

Does the promotion stack with the weekly or monthly discount?

Yes. The length-of-stay discount is applied first, then the extra promotion is applied on top, multiplicatively. So a 10% weekly discount followed by a 20% early-bird promotion is not a flat 30% off, it works out to about 28% off the full price.

What weekly or monthly discount should I offer?

There is no single right answer. Many hosts use a small weekly discount, often around 5% to 10%, to nudge longer bookings, and a larger monthly discount, often 20% or more, to attract off-season stays. Try a few figures here and watch the effective nightly rate so you do not discount more than you mean to.
