How it works
Three minutes, start to finish.
This is the honest way to work out how much to charge for a cleaning fee: it starts from your real turnover cost rather than a guessed number. Add your cleaner's hours and hourly rate, the laundry and the consumables you restock between guests, and the margin you want to keep, and it returns your true turnover cost, a suggested guest cleaning fee, and how that single fee spreads across stays of one, two, three, five and seven nights. It runs entirely in your browser, so nothing you type is uploaded, stored or logged.
- 01 Enter the cleaning time Add how many hours a turnover takes and your cleaner's hourly rate, or your own time costed at a fair rate. This is the labour half of every changeover.
- 02 Add laundry & restock Put in the laundry cost per turnover and the consumables you replace between guests, coffee, loo roll, toiletries, welcome bits. These are the costs hosts most often forget.
- 03 Choose your margin Add a margin so the fee is not break-even and covers the odd messy stay. The suggested cleaning fee is your true cost plus that margin.
- 04 Read the fee spread See your suggested fee big, the cost broken down, and a small table showing what the fee works out to per night across short and long stays. Save or print a tidy summary.
Why hosts use it
Made to be quietly useful.
- Honest by design, it starts from your real turnover cost rather than copying a number off another listing.
- Counts the costs hosts forget: laundry, consumables and restock, not just the cleaner's time.
- Shows the fee spread per night, so you can see why a high fee stings most on a one-night stay.
- Free with no signup, and private, your figures never leave your browser.
- Saves your scenario in this browser and lets you download a clean one-page summary.

Questions, answered
How much should I charge for an Airbnb cleaning fee?
Charge enough to cover your true turnover cost, the cleaner's time, laundry and the consumables you restock, plus a small margin for the messier stays. This calculator adds those up for you and suggests a fee. As a rough sense check, many hosts land somewhere between one half and one full night's rate, but your real costs should lead, not a rule of thumb.
What counts as a turnover cost?
Everything it takes to reset the property between guests: the cleaner's hours at their rate (or your own time costed fairly), laundry whether you wash in-house or send it out, and consumables you replace each stay such as toiletries, coffee, loo roll and welcome touches. The calculator splits the total into labour, laundry and consumables so nothing is missed.
Should the cleaning fee include a margin?
A small one helps. A break-even fee leaves you out of pocket the moment a stay runs long or messy, so a modest margin smooths that out and contributes a little to the running of the property. The margin field lets you set it as a percentage on top of your true cost.
Why does the fee spread per night matter?
A single cleaning fee is fixed no matter how long the guest stays, so it is felt hardest on a one-night booking and barely noticed across a week. The per-night table shows this, which helps you decide whether to set a minimum stay or keep the fee modest enough that short stays still book.
